Montgomery County covers a lot of ground: Lake Conroe waterfront, gated golf communities, wooded acreage west of Magnolia, and established neighborhoods around Conroe and The Woodlands. Each one builds differently. A lakefront lot in Bentwater has bulkhead and dock considerations a wooded tract off FM 1488 never will.

Waterfront lots involve shoreline permitting through the San Jacinto River Authority for bulkheads, docks, and boat slips, plus setbacks measured from the water rather than the street. Those approvals belong in the schedule from day one, not after design.
Inside master-planned sections you are usually on district water and sewer. On acreage west and north of the lake you are typically on a water well and an on-site septic system permitted through the county. That changes budget, siting, and timeline.
The county runs from sandy loam in the piney woods to expansive clay closer to Houston. We have a geotechnical report run on the lot and design the foundation to what the soil actually is, rather than repeating a slab detail that worked somewhere else.
Bentwater, Walden, April Sound, Crown Ranch, and most gated communities here run an ARC that reviews elevations, materials, and colors before permitting. We handle the submittal and the revisions.

Design and permitting typically run a few months depending on the community and whether septic or shoreline approvals are involved, with construction following after. We give you a schedule tied to your specific lot rather than a generic number, and we update it as the job moves.
