High-elevation acreage in the piney woods

Republic Grand Ranch is a large, low-density acreage community in Willis, planned around environmentally conscious design and careful land stewardship. Homesites range from about an acre and a half to ten wooded acres, and the community sits at roughly 400 feet of elevation, high and dry when weather rolls through.

The infrastructure is what separates it from subdivided farmland: paved road frontage, underground water and electric, high-speed fiber internet, low taxes, and no MUD tax. Preserved forest, meandering walking and jogging trails, lakeside overlooks, community parks, and a private stocked fishing lake of about eight acres run through the plan, and many homesites back to green space so the yard feels like an extension of the woods. Homes are zoned to Willis ISD, with easy access to I-45 and The Woodlands.
