Established, wooded, and close in
Spring runs along I-45 between Houston and The Woodlands, and it has been developing since the 1970s. That means mature trees, established neighborhoods, and a housing stock where the lot is frequently worth more than what is standing on it, along with some of the best wooded acreage in north Harris County.
Most of our Spring work is a whole-home renovation, a significant addition, or an outdoor living project. Occasionally it is a new home on a lot worth rebuilding on.
What Building In Spring Involves
Permitting, utilities, and ground conditions differ from one place to the next. These are the questions we answer before design begins, so there are no surprises later.
Harris County has no zoning, so height, materials, setbacks, and outbuildings are governed by deed restrictions and, in many sections, an architectural committee. We read the recorded documents before we draw.
Drainage review is strict here and new impervious cover can require on-site detention. It affects site layout, so we account for it early rather than at permitting.
Most of our Spring clients stay in the house or nearby. We phase the work, seal off zones, and hold a schedule a family can plan around.
