The FM 1488 and FM 1774 corridors have drawn families out of The Woodlands and Houston for two decades, and the reason has not changed: acreage, pines, and Magnolia ISD. High Meadow Estates, High Meadow Ranch, High Meadow West, and Crown Oaks are all within a few minutes of one another, and each has its own restrictions and character.

Magnolia ISD serves most of the area, with Tomball ISD along the southern edge. School zoning here can change from one side of a road to the other, so we confirm it before you commit to a lot.

Septic on wooded acreage

Most Magnolia homesites are on an on-site sewage facility permitted through Montgomery County, and the drain field needs soil and setbacks that can compete with where you want the house. We resolve siting and septic together.

Tree preservation

The canopy is what you are buying. We mark keep trees before any clearing and protect root zones through construction, rather than scraping the pad and replanting later.

Deed restrictions

High Meadow and Crown Oaks each carry their own architectural restrictions on materials, minimum square footage, outbuildings, and setbacks. We read them before we draw.
