Navasota, Plantersville, Anderson, and Richards sit far enough out that land is still measured in acres rather than square feet, and close enough that Houston and College Station are both a reasonable drive. Buyers come here for room, quiet, and a view that does not end at a fence line.

What Building Here Actually Involves

Every county has its own paperwork, utilities, and ground conditions. Here is what we plan for before a shovel moves.

Septic and water supply

Nearly every homesite out here needs an on-site sewage facility permitted through the county, plus either a private water well or a tap from a rural water supply corporation. Both need to be scoped and priced before the foundation is designed.

Utility runs and driveways

Electric service can be a long run from the road, and a driveway across a few hundred feet of pasture is real money. We price site work honestly up front rather than letting it show up as a change order.

Propane, not natural gas

Most rural tracts have no gas line. That means a propane tank and a decision about which appliances, fireplaces, and generators run on it. It is a small thing that affects the whole mechanical plan.

Where the house sits

On twenty acres the siting decision is the design decision: prevailing breeze, tree cover, drainage, sunrise, and the view from the porch. We spend real time on it before we spend your money on plans.
