An infill lot inside Beltway 8 answers to city permitting and deed restrictions; a section home in Katy or Cypress answers to a MUD and an architectural committee; a tract in Grimes or Walker answers to a septic permit and a well driller. The house you want may be the same in all three places. The path to it is not.
We build across the region from a single office in Conroe, with the same superintendent, the same trade partners, and the same weekly reporting regardless of which county your address falls in. Where a market is far enough out that we cannot serve it well, we tell you so instead of taking the job.

City of Houston, a smaller municipality, an ETJ, or unincorporated county land each carry different permitting, inspection, and setback rules. We establish which applies to your address before design begins.
Much of the region is governed by deed restrictions rather than zoning. Height, materials, setbacks, and even roof pitch can be dictated by a document recorded decades ago. We read it before we draw.
Post-Harvey, drainage review is stricter across the region, and some jurisdictions require on-site detention for new impervious cover. It affects site layout, so we plan for it early.
Gulf Coast clay moves with the seasons. Foundations here are engineered to a soils report for the specific lot, with drainage, irrigation, and planting designed to keep moisture around the slab stable.

Yes. A job we cannot supervise properly is a job that goes badly for both of us. If your site is outside where we can be present regularly, we will say so and point you toward someone who can serve you.
