What You Can Expect

A builder worth working with

We ask a lot of our partners, whether you frame the house, deliver the windows, or service our equipment. Here is what we owe you in return.

Scopes In Writing

A defined scope or purchase order, the plan set where it applies, and a schedule before you mobilize. If the scope changes, it changes on paper first.

One Point Of Contact

A superintendent who answers the phone, a clean site, and coordinated sequencing so your crew is not stacked on top of another trade.

Repeat Work

We build a limited number of homes a year with a small bench of partners. Do it right and you are on every job, not bid against for sport.

What We Require

The same standard we hold ourselves to

Anyone performing work on our jobsites works under the Texas Association of Builders Standard Subcontractor Agreement. Suppliers and off-site vendors work under our standard purchase and service terms. Either way, we verify insurance and business standing before the first order is issued.

TAB Standard Subcontractor Agreement

Every partner executes the Texas Association of Builders Standard Subcontractor Agreement. It is even-handed, industry-standard, and we will walk you through it.

Certificate Of Insurance

Current general liability with Story Built Homes, LLC named as additional insured, plus workers’ compensation or a valid exemption for anyone working on site, verified before your first order.

Good Business Standing

Active registration with the State of Texas and a W-9 on file.

Licensing Where Required

Current Texas licensing for HVAC, electrical, and plumbing contractors, held by your company or a named master on your team. Other trades: whatever state or municipal licensing your work requires.

References We Can Call

At least two builders, contractors, or commercial customers who have worked with you in the last two years. We do call them.

Safety & Site Conduct

For anyone on site, including delivery drivers: OSHA-compliant practices, appropriate PPE, and a clean work area at the end of every day. Our homeowners walk these jobsites.
