The Woodlands is largely built out, so the work here is mostly reinvention: renovating, adding on, and occasionally replacing a home on an established lot.
The villages that make up The Woodlands were developed over four decades, which means a Grogan’s Mill house and a Creekside Park house have almost nothing in common except the trees. The older villages have the lots people want and floor plans that no longer match how families live.
Most of our work here is a whole-home renovation, a significant addition, or an outdoor living project. Occasionally it is a new home on a lot worth starting over on. All of it runs through the community’s development standards review, which we manage.

Exterior changes in The Woodlands go through covenant administration and a design review before permitting. Materials, colors, roof, fencing, and tree removal are all covered. It is predictable if you start there and slow if you do not.
The tree cover is the community’s founding idea and it is protected. Removals require approval, and construction access on a wooded lot has to be planned so the trees that stay actually survive.
Most of our Woodlands clients stay in the house or nearby. We phase the work, seal off zones, and hold a schedule you can plan a family around.

On an existing lot, yes. New construction here almost always means replacing or heavily reworking a home on a lot already inside a village.
