Open prairie on the Houston edge

The stretch along US 290 through Waller and Hempstead, and south toward Brookshire and Pattison, has been converting from agriculture to homesites for years. Land is still comparatively open, the Grand Parkway keeps Katy and west Houston within reach, and the sky is bigger than anywhere closer in.

Carving a homesite out of a larger agricultural parcel raises survey, access easement, and tax valuation questions. Get those answered before closing, and the build is straightforward.

Much of the county is heavy clay that moves with moisture. Foundations here are engineered to a soils report, with attention to drainage away from the slab and to what gets planted near it.
