Every piece of land tells you something before you build on it. Access, utilities, soil, drainage, and what the deed will and will not allow. We read all of it first, and we do it before you owe us anything.

The Honest Version

Land is the variable nobody prices correctly

The house is the predictable part. We have built enough of them to know what a kitchen costs and how long a roof takes. What moves a build-on-your-lot budget is everything underneath and around it: how far the power has to run, whether the soil will take a standard foundation, where the septic field can legally sit, how much dirt has to move before a slab is level, and what a fifty-year-old deed restriction says about your roof pitch.

Most of those answers exist before anyone draws a plan. They are in the survey, the FEMA map, the county records, and an afternoon of walking the property. Builders who skip that step are not being fast. They are moving the discovery to a point where it becomes a change order with your name on it.

So we start there. If your land makes the home you want expensive, you will hear it from us early enough to do something about it.

Inherited, bought years ago, or carved off the family place. Send us the address and we will tell you what it will support and roughly what the site work adds.

You are about to buy

This is the better moment to call us. A read on the survey and the utilities before you close is the cheapest insurance in the whole process, and it has talked more than one client out of the wrong tract.
